remote alaska hunting cabin on 5 acres for sale
« on: June 01, 2017, 10:31:01 PM »
I have a very nice hunting cabin on 5 acres on the south side of the brooks range for sale,   there are trophy moose, caribou, dahl sheep, grizzly and black bear along with fantastic fishing in the lake, the cabin is turn key and complete with everything a guy needs to just show up and hunt, it has a 16 ft boat with 25 hrs motor, honda generator for power, a tool shed full of tools, chain saw and anything else necessary for bush living.
price is $90,000.00 firm, private land in the brooks range is very rare and hard to come by.

Sorry guys i have been in bear camp, the cabin is accessible by both wheel and float plane from spring to fall, in the winter you can use a plane or take a snowmachine in via the 65 mile long winter trail.  the cabin is located in hunting unit 25a and has over the counter tags for moose caribou sheep black and brown bear,  you are allowed 3 black bear, one grizzly, 5 caribou, 1 moose and one sheep, per person per year, for non residents.

As a non resident don't you have to have a guide for a few of those species like grizzly? I don't know Alaska but thought I remember a non resident needing them for sheep grizzly and ox or something like that.

then are the tags over the counter for residents or non residents as well?

Yup, you're correct. Non resident's need a guide or be with a second kindred to hunt those species in Alaska.

Is the surrounding land privately owned or public?  Do you have a plot map?

Buck Nelson did a great video of that area. It's available online. Cool area. I have buddies not far and they kill some serious critters every year.

yes the  tags are all over the counter for residents and non residents alike, but a guide is required for non residents for sheep and grizzly, its not hard to work out a deal with a  guide, trade him a guided hunt and let him guide a few of his own paying customers out of the cabin, its a win win for  everyone and perfectly legal as long as you do the paperwork and have him with you while your hunting.

Would that 90k be owning the land or is the cabin on a lease?

you would own it, it is one of only a few pieces of  private land up there, most of them are on leases, but mine is deeded land.
