Thanks Gentry. I did a purchase for this couple two years ago and the rate just hit the sweet spot for them. Submitted yesterday and approved today. It helps when your buyers don't drag their feet getting docs to you, doesn't it?  :tup:

Every year I get contacted by clients who weren't necessarily planning on buying a home, but they saw the perfect property hit the market and now they're behind the 8ball and in a hurry to get pre-approved.  Having a loan officer who can get it done in 1 day is huge!

I can do pre-approvals in hours if they have the right docs ready. This was a conditional loan approval by the lender after submission. My quickest was a Clear to Close in 0 days for a purchase. 75%% LTV, 780 FICO, and a back end DTI of <40. Got an appraisal waiver and had all the current docs. We closed a week and a half after submission.
