Back in my real estate selling days, I had this discussion with every client. Surprisingly, even though it was made crystal clear, I still had a deal fall apart because the customer went out and bought 50k worth of appliances and furniture on credit a week before closing. What a PIA.

I've had one client do that. The LOXs later, we got the loan through, but only because he had substantial assets. I, too, go through that with each client. Now on the loan app in the personal info section, there's a question that asks if you're planning on applying for any other credit. That triggers my advice.

Don't forget to tell your new spouse you've been married before. When it comes up at closing.......things can go bad.

That is the truth! They also find out about all those Cabelas and Orvis Visa card accounts you've been keeping a secret.
