Iíve seen posts about folks looking for duck clubs or leases. I saw this property today near Duval. I know absolutely nothing about it, just passing it on.

Itís located near the bad circle on the left side of the map picture.

Sure hope hunters gobble this up, would hate to see it used for something other than hunting.  I've had the privilege to hunt this place the past few years, "amazing."  The owner has done an excellent job turning this property into a "duck magnet."

I called and left a message to get more details, but haven't heard back yet.  Does anyone know the deal?

I'm certain the land can't be built on because it floods, so there isn't too many things it's useful for.

Quick search on Zillow/Redfin arenít showing any raw land for sale in that area. If you get a response with a price, please post. Iím curious on the details.

It's not listed on the MLS. That place used to be a poplar farm. They cut a lot of trees and never re-planted it. It spends a lot of the year water logged at a minimum if not mostly underwater. The company that owns it is a trucking company I believe. Like a dump trucking company.

Here's the property in 2007 and 2017, showing the improvements made. Looks like a few built in blinds too.  :tup:The lowest is at the 29 foot level on the property. Doug

I haven't heard directly from the seller, but another member says:

the seller wants $750k for these 73 acres.

He also has a 1/4 share of 91 acres north of that for $300k.

I don't have my checkbook handy, so would someone go ahead and grab it?   :chuckle:

No way farm property worth that.  Someone hopes for the Hunting club crowd to snap it up.  That ground is useless for farming at least 4.5 months out of the year.

I would guess that not much farmland in Puget Sound goes for farm land prices these days.

Duck Haven next door is planted.  You would have to do the same, so your not sitting in your blind watching all the birds land on the property next to you.  The big clubs have the ducks trained in that valley to hit the corn.

The property has been planted with 15 acres of corn, 5 acres of buckwheat and millet the past 5 years.  Duck Haven plants 4 acres of corn.  Habitat management is paramount, and this property grows crops extremely well.  It is not uncommon to bust 2000-3000 birds of the ponds first thing in the morning.

10K an acre is not uncommon for prime farmland in skagit and whatcom counties. Thank you
blueberries.... Wet ground not so much but hunting is now big business.

This property looks just down the street from a property I leased for a few years... If someone posts the address I can verify.

If so, it's the previous Banded Hunts property. I never hunted it (again, I was just up the road), but I heard them plenty. Good late season hunt...
