Hey Gang, I've had a few people who know I live in Vancouver reach out asking if I can do a mortgage in Colville or SE WA or Blaine or Ontario or Pendleton. Well, thanks to the plague, I can. All of the work I do is virtual. So, no matter where you or I live, I can get you pre-approved for a purchase or do a refi just like I'm next door. You just don't get to see my pretty face close up.

If you live in a rural area and this is your first loan, USDA loans require no down payment. You must meet maximum income requirements, as these loans are intended to 1. Provide lower income families the opportunity to purchase a home, and 2. Create a wider homeowner/consumer base to grow rural communities' economies. As with all mortgages, there are minimum credit score requirements, depending on the lender. You must also not be default on any other government loan or government assistance (student loans, etc.), or be late on payments within the last year.
