WTS- Methow Riverfront lot near Pateros

This is a very nice piece of Methow River high bank waterfront located about 5 miles from Pateros. This is lot 4 of Steelhead estates as noted on attached plan. Property is 1.01 acres but also includes share in the 3.75 acre common area on river bank. Included is a 60 GPM shared well with lot 3. There are several new houses on adjacent lots built within last year or so. The neighboring lot 3 is vacant and owned by a contractor who is keeping it for personal use. He is going to hookup the well pump, power etc. and run to both lots. This was originally planned for last summer but has not been completed yet. We had planned on splitting costs so for well pump, frost free water connection to my property, a 200 amp panel with underground conduit run etc. will cost roughly $6,500 for my portion. This $6,500 is not included in sell price, just wanted to give an idea. Power is located within 30-40 ft of property on lot 3. There is also a separate irrigation pump that serves all the lots. Within last year a new pump and all new lines were run to corners of each property.
This is high bank property that sits 35-40 above the Methow riverbank. Awesome views looking down at the river. There is access to the community area below. There is a really nice sandy beach on community area with a nice swimming area. When steelhead fishing was open the corner hole was one of the best holes on lower river.
Lot is basically totally flat without trees. No improvements to lot have been done except just a temporary camping area with a basic firepit overlooking the river. Power lines run across lot but building locations on either side so plenty of room.
Less than 5 minutes to Alta Lake, 20 minutes or so to chelan and 30-45 minutes to Twisp and Winthrop. Great location near a ton of fishing, hunting, kayaking etc. Black canyon is located about 1 mile upriver.
These lots originally sold for near 100K before the Carlton Complex fire. This piece of property was not affected by fire as there not any trees but as you can see it did affect the surrounding area. Still gorgeous views and the area is recovering very well. You can take Black Canyon road right near property up and over to Manson too. Lots of areas to explore nearby.
Asking $65,000. No terms and not listing with agent at this time.
