House Hunting- WTB

We are looking for a house in the north snoco or skagit area and I was hoping someone might be about to list theirs or know of one about to hit the market. We have been searching non stop along with my realtor for a place we want, so we know everything that’s out there and have looked at several but nothing we loved. What we are looking for is...

*Square footage- around 1000 to 1800.
*2+ bedrooms
*Good condition.
*Either has a shop or room to build one.
*Acreage. (Needs to have at least 2 unless it has a shop)

Areas we like are around Big Lake, Lake Cavanaugh, Conway, Lake Mcmurray, Arlington-Oso, between lake Goodwin and Stanwood. Away from busy neighborhoods, preferably in the woods.

Would like to stay below 500k. Financing is approved and we are ready to pull the trigger as soon as we find what we like. If you have any leads you could share feel free to PM me.

Thats a tough one. Under 500k is hard to find period in Snohomish County anymore, let alone with acreage. Good luck with your purchase, don't settle. Good chance housing prices in our area begin to come down in the next year.

That is going to be a unicorn for the area you want to be in, if you are wanting a stick built home with those parameters you may need to go further north.
But if you are not against a manufactured home then this fits everything you listed and just hit yesterday

Yeah, unfortunately that's going to be very close to impossible to find.  I would be checking daily as if something like that came up it will be gone instantly.

We live in Arlington, 1776 square feet on a postage size lot and our house is worth $450-470 or so (unbelievable to me).  A couple neighbors were selling smaller houses than ours and they are on the market for a few days at those prices before selling.

The I-5 corridor is going to be trouble in that price, I would look as far east as I could deal with, Darrington and similar areas.

On a serious note, I'd let as many real estate agents around there as possible know about what you're looking for.  It's not uncommon for a good agent to hear about an upcoming property and help connect folks early.

We just bought our place in July not far from the link I posted, the market is crazy right now. The real estate agents are scrambling trying to find affordable homes, but people just aren't going to lose out on the extra $$$. Maybe try a new home community?

Just for reference, my son is getting ready to sell his house in Lake Stevens.

Rambler with a bonus room, 2 car garage, covered RV parking, heat pump with air conditioning, wood stove, sprinkler system, laundry room, electronic surveillance system, on 1.75 acres, half in woods. The house is 19 years old, 3 bedroom, 3 bath, 2,418 Square Feet.  He is listing it at $750,000 which is at the bottom of the current market right now.

Housing prices anywhere in Snohomish county, or north in Skagit county, are just nuts.

For 500K you can buy 40+ acres in WI with house and plenty of outbuildings.  ;)

I will also add that nothing priced correctly is selling for asking, all are going over. Anything you see that has sat for awhile or has been lowered was way overpriced and the sellers were shooting for the moon.
I have been involved in 6 scenarios (Buying and selling) over the last few years and all but 2 sold for more than asking.
All sold quickly and had multiple offers which can be creative, of the 2 that went for asking both were buying not selling, 1 was in an area that the market had not blown up yet and we were the first to view it and the first offer and they were in a bind to sell, the 2nd we were the 2nd offer and we were a cash buyer.
The most recent selling we had was just last month and had 17 showings the first 2 days and multiple offers and had escalators in a few that went as high as 100k over asking price.....stupid housing market right now

 Housing market around here is crazy. My 1000sf, 2bd/1ba, 1/3ac, 100 year old house I sold 2 years ago for 295k just got resold again for 385k.
