Your family could have a place to hunt FOREVER..including grandchildren....great grand children....great great grandchildren.....great great great cranchildren...you get the picture. I have it leased for hunting right now. I'll include some success photos... Here is the listing info:

520 Acres located in the Huckleberry Mountains of North East Washington state. Abundant wildlife , solitude , and expansive Lake Roosevelt VIEWS. Great hunting property , off grid living , or just a get-a way for you and your family for GENERATIONS to come. Timber cruise revealed approximately $100K worth of merchantable timber. Several springs on the property. Remote with deeded access.. Call me for a personal tour. As it states in my profile I am a broker with Westergard Real Estate in Kettle Falls.  More pics below  Price is $1200 per acre.

Yes, we have an 80 year pay plan...$620,000 down and $4.17 a month for 80 years  :chuckle:
-
				Sweet!

 Really though....man....if only!
-
Me and H20 can go in together.  I'll pitch in 1/12 and just use it during October and he can pitch in 11/12 and use it the rest of the year.

-
Done. That will shorten my 80 year terms by about 6 months.

				A few more pics..

I have to ask,Who owns this to sell? What i mean is,Is it gov. timber co,or private?

-
				It is a private owner.

-
This is my dream property.  Unfortunately $600k+ is not in my cards right now.  $1200 an acre is a good deal for that type of recreational land around here.

-
All 3 parcels assess at around $204K according to Stevens County Assessment.  Just saying, looks like room to negotiate.

-
I'm not sure about Stevens county, but I'm thankful for the number that King County puts on my property.  I would be paying a lot more in taxes every month if it was accurate.

				I wish

You don't have to own the property to hunt it. Just butter up the new owners for permission. Just kidding.  :chuckle: :chuckle: :chuckle:

				Hunt-WA group buy?

If this was in Idaho, I'd be all in on a group buy!
-
Sellers just lowered the price by over $100K...$1,000per acre  which is below price of sold "like" properties.

 Let's make a deal.

-
Didn't this place sell? Can't find it in mls anymore

-
I have written an offer on it. It is listed as  " active contingent". There is a feasibility contingency. Should close by April 2nd.  Kinda bittersweet. I have had access to the property for many years. But the guy that made the offer is a friend so I should at least be able to still go up with him.

Sounds good looking forward to hunting up there with you.
