Hey Gang. Rates are still very good. This Loan that's funding tomorrow took 14 days from submission to funding. This is lightening fast and considering it was a cash-out refi, amazeballs!
The key to getting your cash fast is to having your documents ready when I register the loan and responding immediately when additional requests are made by the lender. If letters of explanation are needed, I will write those for you and send them electronically for you to sign and date.
VA loan rates are also still low (Normally 1/4 - 1/2 a point below conventional), and the turn time for a VA to VA IRRRL refi is just as fast. In addition, no income documents are required. We just get your Certificate of Eligibility (I do that), IDs, DD214, VA loan Note, Mortgage statement, and Property Tax statement, and we're off! Disabled vets have no VA funding fee for purchases or refis.

Thanks Dan-O. I've worked for the last 14 days straight and I love it. I love my fellow employees (who work so hard and help me immensely), I love the borrowers and my ability to have a positive impact on their financial future, and am learning each and every day. Who knew that at 63, I would be excited about my work instead of getting ready to retire?

not sure if pianoman is referring to our recent re-fi with him or not but will tell you about our experience. We called him the evening of July 6th about possibilities of trying to get some money out of our home as we have a lot of equity since we built in 2017. Everything was secure and easy over the interweb and we closed and will be signing the official paperwork this coming Monday the 19th. Money is to be in our account by the end of next week. Not only was it easy they actually waived the home appraisal so that saved us some loot as well.

John put in a lot of time trying to help us out and find the best deal. He is very knowledgeable. We had to hold ofF due to our ranch we have grown not fitting the standard loan. John was persistent and even called for a follow up weeks later. I would have recommend John!
