Title: Leasing out of state land?

Hello, looking at a hunting lease in Montana that is owned by a ranch family. It would be for the entire hunting season. Those of you that lease out of state land, I am curious what you may have experienced, as far as the other party remaining faithful to the agreement. It is for a pretty sizeable amount and of course I need to be confident they uphold their end of the lease. What other draw backs if any have you experienced with this type of lease. Not being close to the property has me a bit anxious, but the hunting in the area is pretty dang good. We would be able to hopefully acquire some landowner deer tags on year we did not draw the big game combo. I look forward to hearing from others who have leased out of state ground, thanks.

All I can say is I would obviously have it in writing as well as all the details on access and usage.  I would also have a long talk about how they will use the land, particularly if it impacts the animals or access.  What is good hunting today could be lousy next year if they rotate crops, all of a sudden have 1,500 head where the elk were, cut in a new road, drop a single wide for ranch hands, move or drain water sources, or other stuff that routinely happens on a working ranch.

Sounds like it's not cheap, so just do your homework and paper it up well, overcommunicate and both parties are more likely to be happy about the arrangement.

You used to be able to easily search historical imagery on Google Earth, but I think they got rid of that function.

@huntnphool has leased land in Montana before.  A pm to him would be good so you don't get burned.
