I've been given "temporary authority", which will become permanent shortly. ID expedites veteran applicants, which is pretty special. I only submitted late last Friday and had the message for authority on Monday morning.

So, if you're moving to ID and need to buy, let me know! If you're already in ID and need to refi or access equity, let me know. LFG!

Are you also a realtor or know a good realtor in this state (or Idaho) who knows land well? Sometime next year we plan to buy some property. Will be looking for hunting land mainly.  Know anyone good with this? I mean, I can get on Zillow or other sites and find all sorts of land options. But I'm hoping I can give some requirements beyond the basic filters and have this person compile a list of matches and once locked in on the right one, help seal the deal.  Thoughts?

Don’t waste your money on realtors, find the area/land you like, do homework online about price in the area, and educate yourself on zoning for that area.

I've seen you post about realtors before, Boss. You must've had a bad experience. But a buyer using a realtor rarely pays the commission and a talented realtor can often negotiate for a better deal that, even if they do get commission from the buyer, beats the amount of the commission with the better deal. In addition, they know what to look for in a contract. Without a realtor, a buyer should hire a real estate attorney to go over the contract. And that attorney won't be doing any negotiation on the buyer's behalf. Not all realtors are bad and not all person-to-person sales go well.

IMO this is bad advice for an inexperienced buyer. Most of the land you'll find on the internet is already listed by an agent, and you're better off having your own representation than letting the listing agent double side the deal. If you do find something that is a FSBO, you should consult a real estate attorney to review the contracts and paperwork anyways so you're spending money either way and the buyers agent compensation is usually paid by the seller. Only reason to not use an agent is if the seller refuses to work with one and you are comfortable doing your own negotiating and feasibility. That being said there are a lot of crappy agents out there so choose wisely, good ones can be well worth their commission

Nope, never had a bad experience. Only home I ever bought was under owner contract no realtor used. We went to a mortgage company that had the paperwork done all parties sat at the table and went thru the deal, easy peasy. Mind you we bought in 2008 right before the crash. The owners really felt bad about that, one year they knocked off $5k, couple years later another $5k, and a year later dropped our interest from 4% to 2%.

Fast forward this year a friend of mine contacted a realtor to see what they thought his place was worth, well they said it was worth such and such. When he told what the numbers was I said their crazy, and just want a quick sale for an easy commission, I know they underpriced his property by 125.000.

Since then he offered his place to a young couple for that low price FSBO, as is not doing some things that need done. Well they were ecstatic but it’s still out of their reach.

I don’t have a problem with mortgage companies, just realtors, we as a society have gotten lazy and don’t want to educate ourselves on things that require a little effort.

For myself I’ll never use a realtor, for either side of a real estate transaction.

Oh, and I have realtors in the family circle.😉

You’ve never bought a home with a realtor but you are comfortable offering advice on using realtors?  I’ve bought and sold many with and without.  Sold just another for $20k over what I though I could get thanks to my realtor’s advice.  A good resltor is money iin the bank.  But I agree on not paying for buyer side realtor but almost no one has to.

Eastern WA primarily.

Possibly Idaho or Montana.  But currently focusing on eastern wa.
