MORTGAGE RATES ARE AT ALL TIME LOWS!!

Mortgage rates are still near all time lows!  With the recent decrease in our stock market, funds were being placed in the bond market for long term stabilization... When the bond market goes up, mortgage rates go down... The bond market has reached its highest level since the crash of our economy in the end of 2007!  The big refi boom that hit in early 2008 came and went, but rates are now back down to the levels they were at during that time!  All of this being said AFTER the FED stopped buying mortgage backed securities as well!  The mortgage rates that are available won’t last forever, so don't miss out on these opportunities!  A couple minutes of your time could save you tens of thousands in the long run, let alone the monthly savings we all like!  As with many questioning the costs associated with refinancing, I will be more than happy to explain your scenario and "break-even point"* associated with your loan.  A general rule of thumb previously was refinancing isn't worth it unless you save nearly two full percent over your current rate... The times have changed and even saving 1/2 percent may be worth your time and benefit you in a refinance decision!  

*(A breakeven point is the costs associated with refinancing divided by your new monthly savings)  

Mortgage rates as of Friday June 18, 2010 at 1:15pm are ranging in the following areas…
10 year conventional fixed rates in the high 3’s
15 year conventional fixed rates in the low 4’s
20 year conventional fixed rates in the low to mid 4’s
30 year conventional fixed rates in the mid to high 4’s

Rates are based on every scenario and situation…

Furthermore, if you have a signed around purchase and sale by the end of April 30th, 2010 and were eligible for the $8,000 tax credit, you had until June 30th, 2010 to obtain financing on the home… The senate has just passed the Reid Amendment to extend the deadline to obtain financing until September 30th, 2010! It must to be passed on to the house and then signed off by the president before it is official, but this is in the works… I am not sure if anyone on the site was in this situation or concerned about getting financing, but I just wanted to update you on this issue as well.
