Rates are higher, but still very low historically. And sometimes, you need to buy a home, regardless of the rates. I have some tools available to help you avoid rising rates AND make you and your offer more valuable to the seller while you're shopping for a new home. Both require that we fill out a loan application together, which takes about an hour. Each require a minimum number of documents

Lock & Shop
This is with a pre-approval for your maximum loan amount and you can lock your rate for up to 180 days while you shop for a new home. I'll need to run credit and usually about 4 documents per person to get you pre-approved and locked.

Automated Approval With Conditions This is way more attractive than a pre-approval to sellers because the loan is in underwriting and ready to clear to close. In addition to the loan application, I'll collect full documentation from you. Once you find a property, all we'll need to do is include the purchase agreement and update paystubs and other time-sensitive documents to get our clear to close. Because we've done all the work upfront, that CTC can come as fast as in minutes with a system called Bolt.
