Concrete patio

The wife and I just moved in to our new house and are wanting to have a concrete patio added in the back yard! 20x20 or so, anyone on the forum in the Everett/ Lake Stevens area do this as a business? Trying to decide size, shape, finish also! Hopefully get this done fairly soon if possible!

When MudMan did mine 5 years ago he was in Tenino.  Don't know if he moved.  My suggestion is the bigger the better.  This spans the entire back of my home...just over 70'

Get another quote.  I'd say this should be $40/SY work.  So figure about $12,000 or so for your work.  That's eastside, private wage work, that we have good historical data on.

When I did the slab for my shop concrete was $165 a yard. That was in October of last year. I assume it’s the same or higher now. They poured 44 yards. It was expensive. With their labor I think 24k is pretty accurate.

He's out of the north end somewhere, I would have hired him to do some work for me but he didn't want to go to Wilkeson.

We used Mack and Sons for our back patio/fire pit. His website says Monroe, but they just moved to the Arlington area about a year or so ago. Did good work returned calls and did all the prep work. You can google his website as well has a ton of information.

agreed. My neighbor had a lot of flat work he needed done. He had a bud for 30k. He shopped around and found a guy outta Yakima to do it for 12k. Things are slowing down in the new construction market. If you patient I bet come this fall/winter these contractors will be singing a different tune

Hey.  I will try and help clear things up to help you'all with your projects.  My base price for concrete starts @ $106 a yard.  After I upgrade the mix properly and add on all the charges like tax, environment, fuel, worker rights then additives like hot water or calcium or retarders or water reducers etc it is closer to $145-165 a yard.  So you see how it actually works and costs.  Then we must consider a pump.  Line pump or boom pump?  $400-$900 cost.  Then do we have excavation or is owner doing that??  $500+ for that.  Now if owner is doing this and I am paying for concrete do I trust them to do it well or do I end up buying 8yards of concrete more because it is too deep?  Examples.  Another consideration is if I am busy on jobs and I make $700 day average should I take a job which is only going to pay $400 day while I am putting my normal commitment to a Builder with many houses/work behind his schedule thus damaging relationship I have with steady work?  It is tricky and homeowners do suffer when things are like this.  I will be 100% honest-I have not answered or returned many many calls for last few years...  I dont have all day to be on the phone or do jobs.  I stick with answering friends family and past customers and contractors.  It is what it is and it does suck sometimes.      400sqft patio, basic finish, pump, excavation.  $7500!  No problem.  Shouldnt pay more than that.  $5000 would be a deal.     To all ya I warn there are many "Facebook" contractors, as we call them doing business.  Some are good, some are not.  Make sure they know what they are doing and arent just flapping the mouth and doing *censored* work.  A reference from a General contractor/super or some pics from multiple work can be usefull.  I dont do 100% perfect work but we try and do a very good job and not just dump 30 yards pull a sloppy broom and get pd.             Thurston County...  No moving for me yet...

I dont know where ya located but I would think $15000 would be more in line with project.  I am not the cheapest guy either so...   If you wanted color or rebar or other things it would add to costs.

Yes Teanaway the market has already collapsed.  It is a delayed process.  I do Presale custom homes concrete for a General builder.  Average 30 customs a year ranging from vacation lake cabins to large $1m+ homes.  These are slow builds and under contract already.  New customers are not financing builds after the rate hikes.  So in a year or so I will feel the pain.   Tract type homes are pretty much at standstill now.  I doubt any new ones will be started.  It is simply a finish up detail now.   IMOP.   Biden has already destroyed much of economy.   Give a teenager a CC with no limit?
