Maybe I did your mortgage 4 or 5 years ago and you have a sweet note rate. There's no way you're going to refinance! And, the last few years have been difficult to keep up financially. Inflation out of sight for several years. Maybe your business struggled during the shutdown or employment was spotty for a while. Home improvement projects got delayed. Credit card revolving balances are starting to build up. There's a really good option to refinancing. A HELOAN (fixed rate) or HELOC (variable rate) might be worth considering to get back to normal. These loans can be very quick - some within 10-15 days to close - and can replace those high interest credit cards or finance that deck replacement you've been putting off.
