I submitted a purchase to a lender yesterday and it was approved with conditions same day. It cleared today for a Clear To Close in one day. I do my homework. In addition, I was able to procure an appraisal waiver, saving the borrower about $1K.

Before you find a home, I can normally produce a pre-approval letter on the day you request it, depending on your response with the initial docs needed. This isn't done just by looking at numbers and writing the letter, It's done by running your information through an automatic underwriting system, making sure it will be accepted by a lender when the time comes. When you find your new home, I choose the best rate or quickest turn time from a pool of 15 lenders. I prepare my borrowers/you by having them collect the rest of their docs in advance. Then, I work with my excellent team of processors and the lender's underwriting team to make sure the process is quick and clean. In addition, my communication with you, and both the seller and buyer realtors is constant, keeping everyone up-to-date from submission to close.
