Are you also a realtor or know a good realtor in this state (or Idaho) who knows land well? Sometime next year we plan to buy some property. Will be looking for hunting land mainly. Know anyone good with this? I mean, I can get on Zillow or other sites and find all sorts of land options. But I'm hoping I can give some requirements beyond the basic filters and have this person compile a list of matches and once locked in on the right one, help seal the deal. Thoughts?

You must've had a bad experience. But a buyer using a realtor rarely pays the commission and a talented realtor can often negotiate for a better deal that, even if they do get commission from the buyer, beats the amount of the commission with the better deal. In addition, they know what to look for in a contract. Without a realtor, a buyer should hire a real estate attorney to go over the contract. And that attorney won't be doing any negotiation on the buyer's behalf. Not all realtors are bad and not all person-to-person sales go well.
