I am personally not much of a fisherman, but I own a home two blocks from the Coulee Playland boat launch.  The house is a Valley Manufactured doublewide (2008) with 3 bedrooms and two bathrooms, the driveway is paved and walkways are concrete, anything that sucks to mow is gravel or concrete.  It has a 24x30 shop with a 10ft lean too, electric heat, 200amp service, welding station and a partial bathroom.  It has a separate mower shed next to the lean too that has power as well.  All on a small city lot that can be mowed and weed wacked in 45 minutes, sprinklers and full fencing too.

For a guy or group of people who love hunting or fishing the area it would be perfect for a second home or weekend place.  We bought it from the estate a cranky old man who retired here to fish away his days.  We have updated and painted everything inside and out, Sherman Williams paint and ceiling fans in every room, it has ac and electric heat.  Grant county utilities and the electric bill rarely exceeds $50 bucks a month.  It is quiet, the town has under 1,000 residents, a hospital and a couple of places to eat.  They have a rodeo, a "run the Dam" event, some other local events and a couple of nice churches.  The one bar is walking distance if you drink.  July 4th fireworks at the dam are actually nice and the towns put Christmas lights on the light poles.

I am retiring at the end of 2023 and my wife and I are going to live in our other home.  The local realtor will probably list it in January 2024.  It has a 6' x 10' Trex deck/porch that is perfect for sitting on and looking at the partial view of the lake and coulee walls.

I've always thought this would be a great place to own for someone or group who liked to fish and hunt the area. It is in town, but hunting is 10 minutes away and it is a 45 second drive to the boat launch.  There are about 50,000 acres of public land within minutes of town.  The grocery and hardware both sell booze.  The Playland store sells fishing gear and license, the hardware sells some gear as well. 

If you loved freshwater fishing or hated cities, this place is great.

That would be a dream come true for me!  I made several trips this year and really enjoyed myself.

I grew up going there for a week every summer, wakeboarding, fishing, cliff jumping...lots of good memories...

I've been here six years, but only occasionally.  I'll link to the listing when it comes out.  It is a good home and I'm hoping it goes to a good home. 

When we first looked at the place it had an 18ft aluminum boat with a 40 horse motor in the shop pictures.  Not one woman noticed the boat or commented, every guy noticed the boat and asked if it came with the house.  Sadly, it did not.
