NOW IS THE TIME TO SAVE!!



With mortgage rates at all time lows, now is the time to take advantage and lower your current rate! If you have a rate in the 5's or higher, you should take a look at what your potential savings each month may be!!  Saving yourself a little money each month can add up to a very substantial savings in the long run... Not only will the monthly savings you obtain from simply lowering your rate save you money, but the interest accrued in the long run from a lower rate will save you even more!  

Many people right now are concerned with decreasing home values, and many feel as if they have no option available to them for refinacing to lower their rate... I run in to this everyday!  The truth is, there are numerous programs out there available to individuals to try and help them even with the decreased home values.  The government and banks want people to keep their homes, and they have tried to help and assist distressed homeowner's by creating these programs.  Some may be able to refinance up to 125% loan to value.  What that means is - if your home was worth say $250,000, your loan amount may be eligible for a refinance up to $312,500!  

I wanted to break down a few payments for you just to show you the potential savings each month...

Lets take a $250,000 loan at 5.5% (APR 5.73%) 30 year fixed rate conventional loan...

Your principle and interest payment would be - $1,419.47...

If we lowered that rate to say 4.375% (4.59%) 30 year fixed rate conventional loan, your new P&I payment would be - $1,248.21!  

That's a saving of $171.26 a month!

$2,055.12 a year and $61,653.60 over 30 years!  And that's not calculating the extra savings you will accrue just from the interest rate reduction!

would love to help out a forum member and lower my 9+% but unless you have private lenders loaning for lower rates you cannot help me ;)
