best spot to buy land

I'm thinking about purchasing some land on the east side sometime and am wondering where an all around good spot is. I know everyone has there secret little spots with fantastic genes and stuff but I'm not asking for that. Just for a spot (county, region, etc.) that is likely to have some deer, maybe also elk and birds. So any tips would be nice.

Gmu 117, pend oreille county. It's a great place to hunt because its just about all private land ( no orange army) get yourself a chunk up there and you can hunt just about anything Washington has to offer. I have a small bit and I have elk, bear, moose, whitetail, ducks, geese, grouse, and mountain lion. Oh and so many damn turkeys they drive me nuts!

Yup.  I'd go GMU's 113, 117 or 121 - Pend Oreille and Stevens counties.  Plenty of game and not so crowded.

Naw, that was a little rant I had for a moment. Misplaced, shouldn't have done that to the OP's thread and I apologize. That comment was not targeted towards private persons buying their own land. Just misplaced frustrations.

Is 20 acres enough for one hunter in one of those GMU's?

I don't know any of them really well, but I'd say it depends what land. You'll definitley get animals there, but you won't be able to control we other or not they go off your land and get shot by a neighbor. If you have a bit more land, you can set up plots and cover to try and keep them there. That's my  but you should probably talk to one of the more experienced guys.

Best spot to by land is my 40 acres. It's backs up to DNR on the west & north boundaries. Property is between Republic & Curlew.

Check out the piece Buckcanyon lodge has been showing on here off and on. Dont know if it's still available, but it's in unit 121 and is a tremendous piece for what you're looking for.

I'm also a westsider and have been looking east for property in one of those places with a million animals but too much freaking private land.

I was thinking of getting 20 or so to myself, but I've been kicking around an idea with a friend about putting together a co-op/club sort of thing with a few people and buying a bigger chunk of land--maybe somewhere upwards of 100 acres.

The idea would be to come up with a formal (and legally binding) set of rules to divide up the time and number of animals each person is allowed to harvest. Something along the lines of doing a draft each year to decide who gets which week, and then saying each person (or their friends/family) is allowed to use the property during their weeks and harvest one elk, 3 deer, 2 turkeys, and unlimited coyotes each year. (Those are just random number for exemplary purposes, though, of course). I have some other ideas regarding how to avoid conflicts, but won't go too overboard on this post.

I'm not trying to hijack your thread, but let me know if you're interested. May or may not work, but seems like a good way to share costs and maintenance and get a much better chunk of land.

And before anybody calls me a hippy for promoting a co-op, please remember that I'm still talking about killing stuff.

I have been looking at land in eastern Washington for some time now and the one thing I would suggest would be to find an area and drive the roads most of the large plots seem to sell by owner and don't get posted on the internet. Seems as though people from the country don't spend a lot of time on the internet go figure.

Post no trespassing signs.  It's virtually automatic.

Buying recreational property is a fun journey, although frustrating at times.  Been looking since the early 90's.  Passed on one piece, that in hind sight I should have jumped on.  Since then I've gotten on and off the property search train several times. 

Fast forward to this past year (late 2014/early 2015) and was getting ready to pull the trigger on a piece up in the northeast part of the state, when a good friend sent me a link to something he thought I should look at.  Initially I wasn't that interested, as the pictures that the Realty link had really didn't show it very well.

Long story short.....after reseaching with Google Earth, Flash Earth and then deciding to actually drive over and view the property on site, I knew this was the piece I had always looking for.  Just so happens it turned up in my favorite part of the state as well, southeast Washington's Blue Mountain foothills.  Whiteys are my favorite.

Just keep the dream alive and look, even if it takes years.  You'll know when the right piece comes along.

I have a couple pieces of property in GMU 121 for sale as well just outside of Chewelah; beautiful end of the road property with Deer, Elk, Moose, Bear, Turkey, Cougar.......damn I've seen just about everything up there, and tagged a few nice WT bucks as well. Fully developed on one parcel; power, phone, water, 6 bedroom septic installed and ready to build. I'm motivated to sell.

Think about this.  Why buy a huge piece of land?  Just look for a small piece that sits near DNR or FS land.  You have a place to build/camp etc.  In many cases, walk out your back door and hunt or jump on a 4 wheeler and you have thousands of acres at your disposal.  Advantages:  Lowere purchase cost, Lowere taxes, but the use of all the land you could ever want.  I live in 117, walk across the hwy into 111.  My back and front yard is thousands of acres!!!  I have another .75 acres with Water, septic, power, and a couple of storage bldgs. Build or RV ready.

id like the land to have to myself and be close to all the public land too
